Studying law before surveying probably explains why he enjoys the technical stuff more than most. James runs James Berlin & Associates and has spent twenty years in the commercial property world, mostly specialising in rent reviews, lease renewals and rating appeals. James has vast experience representing both landlords and tenants of retail, office, industrial and leisure properties during rent review/lease renewal negotiations as well as making representations at Arbitration/Independent Expert/Pact. In addition James has acted for occupiers dating back to the 2005 Rating List and has successfully agreed a vast number of reductions with the Valuation Office and at Valuation Tribunal ultimately saving clients a considerable amount of money. Commercial property value, in his hands, is something to be built, challenged and defended from the inside out. Taylor Berlin came about because the best instructions kept pulling him and Elliot into the same room anyway.

    A short call to scope the asset, purpose of valuation and any litigation, tax or lender requirements. Terms of engagement issued the same day where possible.

  2. Step 02

    Inspection

    Internal and external inspection by a RICS-registered valuer, never delegated. Measured to RICS IPMS where instructed; otherwise GIA / NIA per purpose.

  3. Step 03

    Research & analysis

    Comparable evidence sourced from market transactions, our archive and registered plan data. Method per RICS Global Standards (VPS / VPGAs as relevant).

  4. Step 04

    Reporting

    A clear, defensible Red Book report. Delivered electronically with a partner-led debrief; hard copies on request. Post-issue support included.

Charities Act disposal, Kent Downs.

A 149-acre rural estate in the Kent Downs National Landscape, valued under the Charities Act 2011 ahead of a proposed disposal by trustees. Green Belt designation, public rights of way and an institutional planning use all bore on the analysis.
